Landlord's Gas saferty Certificates
- Landlords of any rented property are required under the Gas Safety (Installation and Use) Regulations 1998, to maintain any relevant gas fitting and associated flue in a safe condition. We can arrange for checks for current landlord's certificates in Bristol and the South West area.
- Landlords must arrange for all items such as gas cookers, gas fires, central heating and water heaters to be serviced at least once a year with records to be kept for 2 years and given to each current tenant within 28 days of the safety check, or to the new tenants before occupation.
- Gas safety certificates are valid for 12 months or until the tenancy changes hands and checks must be carried out by a Gas Safe™ registered engineer.
It is important to advise your tenants not to use any gas appliance they think is unsafe, and landlords should ensure that tenants know how to turn off the gas supply in an emergency should they suspect a gas or carbon monoxide leak. - Paul Sainsbury Plumbing and Heating only use Gas Safe™ registered engineers for these important checks and any subsequent servicing or repairs needed so call us now if you need a landlord's Certificate in Bristol or the surrounding area.
- Failure to produce valid Gas Safety Certificates can result in prosecution, and can also invalidate your property insurance and leave you liable for any resulting harm done, so if you are a landlord and have gas appliances that require a Gas Safety Landlord's Certificates in Bristol or the South West, call Paul Sainsbury Plumbing and Heating now for information and advice.

Controls Upgrading
- Here at PS Plumbing and Heating Ltd we have built up a great deal of experience upgrading central heating in Bristol and Bath premises by renewing heating controls. By upgrading central heating in Bristol homes we can help you improve the efficiency of the heating and hot water system at your premises.
- Older central heating systems often only have simple controls and Paul Sainsbury Plumbing and Heating Ltd can advise you on how to upgrade these controls to help you save up to 20% of overall heating costs generated by your central heating in Bristol.
- Central heating programmers contain a clock to allow flexibility in turning hot water and heating on and off independently from each other. Providing your system is adequate, this allows you to set heating to vary from day to day and give you heat only when you need it.
Boiler system controls use sensors to measure temperatures inside and out and work with your thermostatic radiator valves to adjust heat required inside your home to save you money.
Room thermostats adjust the temperature of each room to suit your requirements and can even be programmed in advance.
Thermostatic radiator valves or TRVs fitted to each radiator gives you total control over ambient temperature in each room of your house, although these are not required if you have a room thermostat as they will cancel each other out.
Cylinder thermostats are easily fitted to your existing hot water cylinder and control the temperature of the water in the hot water storage to avoid wasteful overheating.

Systm Servicing
- PS Plumbing and Heating offer qualified gas engineering in Bristol and the surrounding area. Any gas appliance should be serviced at least once a year, especially if they are considerably old. A boiler that is serviced annually is more reliable, more efficient and is less likely to cause carbon monoxide poisoning.
- You cannot see, taste or smell carbon monoxide but it can kill you without warning in a short time span, which is why it is extremely important to ensure that your boiler is working correctly. Repair bills can escalate if you wait until your boiler breaks down.
- We are very familiar with gas engineering in Bristol and our operatives are happy to repair or service your central heating system whether it was installed by us or not. Our gas engineers in Bristol are fully equipped with all the tools, so they can fix the problem quickly and efficiently.
We specialise in installing and servicing boilers by the UK's leading brands, including Worcester Bosch and Vaillant. - A typical service on a boiler will include:
1. Gas pressure check to ensure the boiler is operating at the correct gas pressure
2. A flue test to ensure there are no unsafe emissions from your boiler
3. Inspection of your boiler and controls to make sure they are operating safely
4. Visual inspection of the boiler to check for corrosion and leaks
5. Check the flame to see if it is burning as per spec
6. Ensure that the room ventilation is sufficient
